Property Management Terms & Conditions

By Accepting our invoice for Property Management Services you agree to the following terms & Conditions:

Full Property Management Service

  1. The company, together with a representative of the owner, shall compile a detailed record of the contents of the property and its condition on the day the agreement is started. This will include readings of electric & water meters where applicable.
  2. The company will hold the keys and visit the property once a month to check everything is in good & working order & secure. (Full Property Management Service only).
  3. The company will pay utility bills/local tax at the owners request, an initial deposit will be required and normally this starts at £100. We will update your account so you know when bills have been paid. When the funds expire you will be required to pay more into the fund for bills.
  4. Provide additional access to the owner of the property or their gusts
    • Between 10:00hrs and 18:00 hrs: Free of charge
    • 18:00hrs and 08:00 hrs: 300 L.E (Hurghada centre), 500 L.e (Makadi, Sahl, Al Ahyaa, El Gouna) , per hour
  • Note: Pick up of keys is from our Hurghada Office. Key drop off at the property location will incur an additional charge.

Repairs or Maintenance to the Property

  1. Any repairs required in the property, which are the owner’s responsibility, will be implemented by the company, and paid for by the owner.
  2. The company will send the quote to the owner for approval, after receiving they will implement the repair.
  3. If immediate repair is required the company will implement this and charge the owners account.

Insurance of the Property

  • The cost of Insurance is the owner’s responsibility.
  •  In any event the company will not be responsible for damage to the property or its contents.

Late Payment Charge

  • We may charge a late payment penalty if you are overdue an invoice payment for existing property management services. If you are more than 45 days late for a payment then we reserve the right to cancel all current services offered under this agreement. You will be responsible for arranging collection of your keys from our office at your own expense.

Exchange Rates

  • Services listed on this website are generally listed in EGP. However if you would like to be charged in your local currency we can convert the local rate to your currency at the rates it costs us to transfer the amounts through our banks.

Contract Term and Cancellation

  • The contractual term for the full property management service will last for 12 months. Where we have held your keys and began supply of services prior to payment of the annual fee the term will begin from the date we have received your keys.
  • You may cancel the management agreement at any time giving 30 days notice. Management fees are non refundable however any retainer amounts held on account will be fully refunded.

Key Holding Only Service

  • We will hold the keys to your property and allow pickup of the keys :
  • This service is valid for 12 months
    • Between 10:00hrs and 18:00 hrs: Free of charge
    • 18:00hrs and 08:00 hrs: 300 L.E (Hurghada centre), 500 L.e (Makadi, Sahl, Al Ahyaa, El Gouna) , per hour
  • Provide access to maintenance companies/agents etc. The cost of this will be the same as our repairs and maintenance callout charges: https://propertymanagementhurghada.com/property-management/
  • We will need at least 72 hours notice in order to provide pickup of your keys (ideally 14 days)
  • May include long term rental marketing at the same commissions as above.
  • On cancelling this service it is your responsibility to arrange collection of your keys from our office.
  • Other services offered on this website are available but charged at 50% more.

Rental Services

Where required and agreed we can market your property either long term or short term or both with the following charges

Long Term rental

  • 50% of the first months rent then 10% per month
  • Bills generally paid by the tenants
  • Bond collected and kept locally
Short Term Rental
  • 20% commission
  • Cleaning and laundry paid by the owner
  • Bills paid by the owner
